The UNLIMITED Residential experience is rooted in hiring highly trained and competent professionals and tradespeople, each motivated to provide exceptional services for our properties. Taking a cue from the hotel and hospitality industries, we ensure each of our properties has a full-time, dedicated concierge to attend to client needs. Beyond general contractors and labourers, we also boast a compliment of electricians, plumbers, and other tradespeople. Our team also includes a highly qualified leasing team, who follow our in-depth screening process, which matches high caliber tenants with the properties we manage. While this may sound costly, it actually saves property owners both time and money.

We've worked to challenge the status quo of property management. At UNLIMITED Residential, we've done away with the broken superintendent model, which costs property owners, in terms of a lost rental unit, lost rental income, and increased costs of hiring tradespeople on short notice to deal with issues, as many superintendents are not equipped
to handle even routine maintenance. The result is tired and dated buildings, attracting less than stellar tenants. A snowballing effect, with tenants becoming unhappy with the space, resulting in either lapsed payments or high unit turnover.

Our Team - Overseen by the Property Manager:

Tenant Concierge: Carefully trained and supervised by the office manager, the tenant concierge is tasked with overseeing the in-suite tenant requests and acting as the first point of contact when putting in work orders. Our concierges are essentially resident managers to approx 500 units; providing customer service to our tenants while working closely with our contractors and handyman.

Maintenance Technicians: In charge of in-suite maintenance and building operations; our building technicians are masters of their craft.

Cleaners: Our on-staff cleaners are ready to tackle your property and offer a "Hotel" level shine across your portfolio of rentals. Costs for this service are included in our maintenance fees which aim to offset the costs of having a super.

Leasing Agents: Our Leasing Agents, managed by our highly qualified leasing and marketing manager, act as applicants' first contact with your property, do all showings, background checks and make sure we rent to only the most qualified renters. Our leasing agents put applicants through a rigorous vetting process to ensure we keep our 99% success rate.
